Pending sales rose in Primary market even with mortgage rates at 7.28%

Freddie Mac put the 30-year fixed rate at 7.28% on October 1, 2026. That is the headline number every buyer and seller is watching. Here is what it means for you: demand in Primary market did not stop.

The Real Estate Data Aggregator counted 490 pending sales across Primary market in the three months ending July 31, 2026. That is up 4.9% from the same months of 2025. Buyers are still making moves, even with rates above 7%.

Closed sales tell a different story

The Real Estate Data Aggregator also counted 424 closed sales across Primary market in the same period. That is down 6.2% from a year before. So more contracts are being signed, but fewer are finishing on the old timeline. That gap is worth knowing before you price or make an offer.

The National Association of Realtors reported existing-home sales fell 2.0% month over month in August 2026. So the gap between contracts and closings is not just a local story. It is showing up nationally too.

What the rate environment looks like right now

Freddie Mac put the 15-year fixed rate at 6.60% on October 1, 2026. Realtor.com noted rates crossed 7% in late September for the first time since January 2025. That matters because it shapes what buyers can afford and how long they take to decide.

Each ZIP code is reading this differently

The market-wide numbers are a starting point. But each ZIP code in Primary market has its own pace. Here is what the Real Estate Data Aggregator counted for the three months ending July 31, 2026.

A closer look at two ends of the market

In ZIP 10605, the Real Estate Data Aggregator found a median sale price of $899,000, up 9.6% from a year before. Homes there sold in a median of 19 days. The average sale came in at 107.5% of list price. That means most sellers there got more than they asked.

In ZIP 10027, the median sale price was $1,125,000, up 18.5%. But the median days on market was 139 days, which is 70 days longer than the same period in 2025. Prices rose, but patience was required. Not every home sold fast, and that is honest.

Supply is tighter than the national picture

The National Association of Realtors put national months of supply at 4.9 months, the highest in over ten years. In Primary market, the Real Estate Data Aggregator counted 610 homes for sale in the three months ending July 31, 2026. That is down 15% from a year before. Less supply here than the national figure suggests.

Realtor.com reported active listings nationally were up 6.3% from a year ago. Primary market moved the other way. That local tightness is part of why pending sales held up even with rates at 7.28%.

New listings are trickling back in

The Real Estate Data Aggregator counted 596 new listings across Primary market in the three months ending July 31, 2026. That is up 0.5% from a year before. More sellers are coming to market, slowly. That gives buyers a little more to choose from, and sellers a little more competition.

The broader price picture

The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Prices also rose 0.3% quarter over quarter from the first to the second quarter of 2026. Nationally, prices are still moving up, just more slowly.

In Primary market, some ZIP codes outpaced that national figure by a wide margin. ZIP 10027 was up 18.5%. ZIP 10605 was up 9.6%. ZIP 10021 was up 8.1%. Others dipped a little: ZIP 10031 was down 17.9% and ZIP 10469 was down 2.9%. Not every ZIP told the same story.
